Victorian Conversion
A full re-development of a stunning Victorian property, previously a bed & Breakfast, neglected and missing all its original charm and features.
On this project we worked with our interior design partners Hartley and Rose to completely redesign the flow of the property through structural alterations and clever design to bring this important building back to its former glory.
The Victorian charm has been rediscovered through bespoke carpentry and imaginative solutions, sensitive to the property but incorporating a contemporary feel and to ensure it is perfectly suited for modern living.

Brick & Flint Stable
This was an enjoyable project working on a beautiful brick and flint cottage with a stable conversion to the rear.
We were contracted to add dormer windows to the roof of the old stables allowing additional space to create two further bedrooms to the property.
On this project we had to work with original materials and be sympathetic to the look and feel of the home. We removed and replaced wherever possible and sourced reclaimed materials to match where required.
The result was an addition to the property that looks as though it has always been there.

Traditional X Contemporary
Working on another Edwardian listed property in Henley, our all encompassing approach and understanding of the the property allowed us to deliver the client's vision for their home.
Using images and pins collected by the client and working to the budget defined by the client, we were able to understand and only when necessary, adapt their requirements sympathetically into their home.
Using Edwardian appropriate design and integrating the new carefully into the old we created the perfect modern living space within a beautiful old house.

Basement Conversion
Previously a basement with no redeeming living qualities, this property required full structural re-design, new plumbing, electrics and insulation.
Clever design created new rooms and a living space beyond our client's expectations, creating a valuable property from a dark and neglected space.
Working with unusual room configurations, Lotus created a spacious three bedroom, three bathroom contemporary apartment, maximising the property's unforeseen potential, including a custom-built kitchen with micro-cement worktop flowing around the property's original walls.

Edwardian Renovation
This contract was for the the full renovation of a Grade II Edwardian home in Henley-on-Thames preparing it for sale.
This involved comprehensive internal renovation, re-imagining of structure and aesthetics, the repair of original features and listed windows as well as external works and landscaping.
This started as a simple project to prepare the house for sale fairly quickly, but as the work progressed and in collaboration with the owner we were able to take the building to a different level of appeal whilst still completing on time and on budget.
We understand that the valuation of the house was increased significantly due to this approach.
This involved comprehensive internal renovation, re-imagining of structure and aesthetics, the repair of original features and listed windows as well as external works and landscaping.

A new build, three bedroom house built on an infill plot of land in a suburban setting with the limitations and constraints that implies.
Having previously been rejected for planning permission on two occasions we were able to work with our planners and architects to achieve permission.
We worked with building control, warranty providers and all the utility companies to see this project from inception and design, out of the ground and through to completion and successful sale and occupation.
